Creech, Wareham Guide Price £695,000

Situation

Rockley Cottage is situated on the edge of East Creech, surely one of the most charming villages on the Isle of Purbeck. East Creech is a hamlet at the foot of the Purbeck hills about 3 km west of Corfe Castle and is made up of a cluster of stone period cottages, at the centre of which is a farm with a seasonal campsite and tea room. The village lies within the designated Area of Outstanding Natural Beauty and within easy reach of the stunning coast, which has World Heritage status. The nearby village of Corfe Castle provides a variety of amenities including the National Trust administered Castle ruins, shops, hotels, restaurants and public houses. Other villages of note within the Purbecks include Kimmeridge, West Lulworth and Worth Matravers. The towns of Wareham and Swanage both provide a good variety of shopping, educational and recreational facilities with Swanage having a Heritage Railway line to Corfe Castle. Other towns of note include the County town of Dorchester, Poole and Bournemouth with access to Poole available from Studland via the car ferry. Sporting facilities in the area include water sports along the Dorset coastline at Studland, Swanage and West Lulworth. Communications in the area include the A31 to the north at Bere Regis and a mainline railway station at Wareham with a regular service between Weymouth and London Waterloo. There is also the Isle of Purbeck Golf Club at Studland and Wareham Golf Club near Wareham.

Description

Rockley Cottage, which is listed Grade II, is likely to date back to the mid 17th Century and forms one half of a pair of cottages, with attractive brick elevations under a thatched roof. The house is compact (933 sq ft) but cosy, with lots of character including a wonderful inglenook fireplace with woodburner and bread oven in the sitting room as well as a flagstone floor and exposed ceiling timbers. In the kitchen the former fireplace has an Aga and further exposed timbers. On the first floor the landing has a double height ceiling with exposed lime mortar panels and timbers and the master bedroom has a vaulted ceiling and attractive open fireplace.

Outside

The property is approached from the lane via a private gravelled driveway where there is parking for two cars. Immediately to the rear of the property is a stone terrace with boxed hedge leading to a kitchen garden with thatched tool shed and rear boundary bordering open farmland. To the east of the driveway is an outstanding detached timber built annexe, designed by a local architect and appointed to an extremely high standard with timber flooring in the main reception area and bi-fold doors opening out onto the lawn with views to Poole Harbour in the distance. Also within the annexe is a double bedroom and shower room. To the south of the annexe is a further area of lawn and orchard. In all the gardens extend to about a quarter of an acre.

Directions

Proceed around the Wareham ring road towards Swanage and between the Wareham and Stoborough roundabouts take the right hand turning into Grange Road, signposted to Creech, Steeple and Kimmeridge. Proceed along Grange Road for about two miles, taking the left hand turn signposted towards Creech, Steeple and Kimmeridge. Continue for about a mile and upon entering East Creech, Rockley Cottage is situated on the left hand side just past the red telephone box.
